What Can a Self Build Mortgage Be Used For?

How Does a Self Build Mortgage Work?


Instead of receiving the full mortgage upfront, the funds are released in stages. These stages usually reflect key phases of the project, such as:

Do I Need Planning Permission to Get a Self Build Mortgage?


Yes, full planning permission is usually required before a self build mortgage offer can be issued. If your build is a conversion or change of use, the lender may ask for additional consents or supporting documents. How Much Can I Borrow for a Self Build Project?


Lending is based on the projected value of the completed property and the total cost of the build. Most lenders will allow borrowing of up to 75 percent of the land and build costs combined, Higher levels may be available in some cases depending on lenders products and policy.


What Else Should I Know?


You may need to arrange site insurance and a structural warranty before the mortgage completes. Some lenders will also require you to use an approved builder or contractor, while others allow self-managed builds. We’ll help you understand the lender criteria and guide you every step of the way!
