From first-time landlords to seasoned investors, buy to let mortgages provide a flexible way to finance rental properties and build long-term income through property investment.
At SND Mortgages, we support landlords at every stage, offering guidance on lender criteria, rental calculations, and support you whether you're buying a property in your personal name or through a limited company.
A buy to let mortgage is a type of loan designed specifically for properties that will be rented out to tenants, rather than lived in by the owner.
These mortgages are available to individuals, partnerships, and limited companies. Lenders assess applications based on projected rental income and property type, rather than just your personal income.
You don't need to be an experienced landlord to apply. First-time landlords, full-time professionals, and part-time investors can all be eligible depending on the lender’s criteria.
Some lenders also accept first-time buyers, or those with no mortgage history, as long as the rental income supports the loan.
Buy to let lenders usually base their loan size on rental income rather than salary. The rental income must cover the mortgage payments by a set percentage often referred to as a rental stress test.
We’ll work with you to check affordability upfront, so you have a good indication when applying. Lending amount is subject to lenders valuation and underwriting.
Most buy to let mortgages are unregulated as they are seen as business transactions.
However, if the property is being let to a close family member, it may fall under consumer buy to let rules and require a regulated product. We’ll confirm this at the start and ensure your application follows the correct route.
